Indispensable Assistant for Real Estate and Creditworthiness Analysis

Purpose

“Property Reports” is a web-based application designed for automated processing and structuring of electronic reports obtained through inquiries by remote registered access to the Bulgarian Property Register. The product is an indispensable tool for analysing real estate assets and assessing the creditworthiness of their owners. Within seconds, the system extracts information from the received files regarding recorded entries in the registry for a given person or property and presents it in a structured format with options for filtering and searching by various criteria.

The product is intended for professionals whose work requires continuous retrieval and analysis of extensive electronic registry reports for properties and individuals. These include lawyers, notaries, bank officers, private enforcement agents, insolvency practitioners, real estate brokers, valuation experts, and property developers.

The Property Register of the Republic of Bulgaria provides paid remote registered access to electronic PDF reports containing records of entries related to a specific person or property. These reports present the chronological history of entries concerning the property or transactions carried out by the person. In some cases, the reports are only a few pages long and easy to analyse. In most cases, however, they contain dozens or even hundreds of pages. This large volume of information requires hours of manual review and creates a risk of omissions and misinterpretation.

Until now, users had to process such extensive reports by manually reviewing the entire chronology, even when searching for specific information. With the “Property Reports” tool, review time is reduced severalfold, along with the likelihood of missing important details.

Method of Operation

To facilitate work with Bulgarian Property Register data, the “Property Reports” tool allows users to upload up to three PDF reports for a given person or property and, with a single click, obtain all contained information in a structured tabular format.

  • For person-based reports, users can search and filter by counterparty, specific property, type of deed or register book, date of entry, and more. This allows quick identification of which properties a person has bought or sold, which properties they currently own, and whether these properties are encumbered.
  • For property-based reports, users can quickly view the ownership history of a property, identify past and current owners, and determine whether there have been encumbrances and whether they have been cleared. Additionally, the system provides direct links to data in the “APIS Register+” product for registered circumstances in the Bulgarian Commercial Register concerning a given natural or legal person.

The processed data for a given person or property can easily be exported to an Excel file. The export allows saving the entire dataset or only a selected, filtered portion.
